Why does Zillow say my home is worth so much?
Did you know that Utah is a "non-disclosure state"? What does that mean? It means that sale prices of homes in Utah are not public information. Accurate sold values play a key role in determining what your home is worth. California IS a disclosure state, so sold prices are public information. In California, Zillow uses this information to assess home value with some accuracy. Zillow does not have access to sales prices in Utah, which is why Zillow's home value assessments are much less accurate in our local market. We see Zillow's home assessments come in as much as 20% lower than actual market value, over 20% higher than actual market value, and occasionally, but rarely, Zillow estimates comes in at market value. Unless you have up-to-date accurate data, there's no way to tell if Zillow is assessing your home value accurately.
