PinPoint is a unique direct marketing tool available exclusively to Better Homes and Gardens® Real Estate (BHGRE)  agents. With PinPoint, BHGRE®affiliates can access a database culled from 200M+ consumers, segment audiences by demographics and life stages, market direct to consumers, and create captivating market reports to showcase to clients. What that means for the seller is that if we can identify the likely profile of the type of person likely to buy your home (i.e. 3-5 kids, household income between $80,000-$100,000, etc.) then we can direct mail to everyone matching the profile with information about the seller's home.  We no longer have to wait for the buyer to come to us, with this tool we proactively reach out to likely buyers and take the seller's home to them.

    The 3-3-3 Bracket

    Most agents when given an estimate of what your home is worth, only run an analysis of sold homes that are in some way comparable to your own. We take a different, more thorough, and more accurate approach when evaluating property value. We call it the 3-3-3 bracket. We evaluate three types of homes. 1. The Sold Homes (traditional property valuation method)  2. The Under Contract Homes (evaluating in real time what's selling) 3. The Active Homes (your current competition). We do our best to find the 3 homes in each category that are most similar to your own in order to give an accurate and up-to-date picture of your home's value. Evaluating these three types of homes along with market statistics allows us to determine together the highest price at which we could sell your home.
