If you see a sign, drive by an open house, or even hear about a property, call us first. BUYER AGENCY (Single Representation) › The agent represents the best interests of the buyer. › Any communication with the agent remains confidential and all relevant information will be shared with the buyer. › The agent owes the buyer fiduciary duties, including honesty, loyalty, and dedication to purpose. SELLER AGENCY (Single Representation) › The agent represents the best interests of the seller. › Any communication with the agent remains confidential and all relevant information will be shared with the seller. › The agent owes the seller fiduciary duties, including honesty, loyalty, and dedication to purpose. TRANSACTION BROKER (Dual Representation) › The agent represents the buyer and the seller equally. › The agent assists the buyer and the seller to mediate an agreeable contract for both parties. › The agent must disclose any material facts about the property. › In certain local market, all parties may be present at contract presentation to negotiate on their own behalf. › All parties have confidentiality. The agent may do nothing to the detriment of either the buyer or the seller. › Both the buyer and the seller have a right to counsel. As your agent, how do we get paid?
Did you know that the listing agent pays our commission? That's right, our commission will not come out of your pocket. When a home is listed for sale by another real estate agent who represents the seller, the seller agrees to pay the listing agent a fee for selling the home. Let's take 6% for example which is a common amount. The listing agent takes that 6% and agrees to pay half of it to the buyer's agent. If the buyer does not have an agent representing them then the listing agent gets to keep the full 6% and the buyer has no one looking out for their best interest during the transaction. Can you see why it's so important and why it makes financial sense for a buyer to get a real estate agent to represent them? It's in your best interest and it's free!
